Instant Building Permissions in Telangana State through TS-bPASS

 TELANGANA GOVERNMENT HAS IMPLEMENTED A GOOD ONLINE SYSTEM FOR BUILDING PERMISSIONS  

TS-bPASS ( Telangana State Building Permission Approval & Self Certification System) 

Citizens of Telangana State desirous of constructing a new building for Residential or Non-Residential purposes can use this website for all building permissions without visiting the Concerned Offices.

Case 1: If Plot size is upto 75 Sqyare Yards (63 Square Meters)

Telangana Government has given exemption from building permission to the citizens who are planning to construct residential building in a plot size upto 75 Sq. Yards & upto 7 Meters Height.  Construction of Ground Floor or Ground Plus One Floor or Stilt+2 is allowed to built without Approval. Occupancy Certificate is also not required for the building constructed in a plot size upto 75 Square Yards & upto 7 Meters Height.

👉Citizens have to Register their Building Construction with a token amount of Rs.1/- using Instant Registration Tab on TS-bPASS website. 

Case 2 : If Plot size is above 75 Sqyare Yards (63 Square Meters) and upto 240 Square Yards (200 Sqaure Meters)

👉Government of Telangana has decided to issue Instant Approvals for Citizens who put application for Building Permissions. Instant Approvals are issued on the basis of online Self-certification.  Stilt+2 Floors and Ground plus One Floor construction is being given permission with online application. Permission fee payment can also be done online. 

Case 3: If Plot size is above 60 Square Yards( 50 Square Meters) and Upto 598 Square Yards(500 Square Meters)

👉Government of Telangana has decided to issue Instant Approvals with Mortgage for Citizens who put application for Building Permissions with plot size upto 598 Square Yards & upto 10 Meters Height. Application alongwith Mortgage Documents required for Permissions and also Self-declaration.  Stilt+3 Floors and Ground plus Two Floors construction is being given permission with online application. Permission fee payment can also be done online.

Case 4: If Plot Size above 598 Square Yards(500 Square Meters) and Height above 10 Meters

👉Residential and Non-Residential building Permissions along with NOCs can be obtained through single window system using common application form online and self-certification.

  • Site Photograph ( Front Side)
  • Title Deeds/Ownership Documents( Sale deeds and link documents)
  • Additional photographs of site as optional

    CASE 2: INSTANT APPROVAL

  • Site Photograph (Front Side)
  • Title Deeds/Ownership Documents(Sale deed and Link Documents)
  • Open plot or piece of land - Ownership document registered
  • Layout Approval document 
  • Concerned Authorities approvals 
  • Building Plan
  • Additional photographs of site if work is commenced on site.
MUNICIPAL ADMINISTRATION & URBAN DEVELOPMENT department looks after all these building permission applications made by Citizens. Timelines are specified for each category of applications by the Department. Citizens can obtain Occupancy Certificate  as per the timelines specified. 

Server Based Auto Scrutiny System is setup by Government of Telangana to verify the drawing compliances by citizens before submitting the drawings to any Authorities.
